OPPORTUNITY - Sea-facing restaurant with idyllic views

It is a 300 m2 built restaurant, plus 240 m2 of garden and another 45 m2 and 15 m2 of open terraces, located on a 1,700 m2 plot. The restaurant area has access for the disabled, a cozy bar area with a fireplace and walls lined with sandstone, a large 90 m2 dining room with a private lounge, 2 full bathrooms adapted for the disabled in accordance with current regulations, and a 65 m2 covered terrace with the possibility of close.
The service areas are located at the back of the restaurant in order to hide them as much as possible. Among these facilities we highlight a 40 m2 industrial kitchen with a laundry area, a food store, a beverage store, a garbage room, a changing room and bathroom for staff, and an accounting office. The local, having a rectangular shape and being divided into small squares, facilitates the distribution and organization of the spaces. So, there remains a widened rectangular room inside, and another room of similar proportions outside.
A comprehensive reform has been carried out, which includes all the new electrical and plumbing installations, pre-installation of hot and cold air conditioning, porcelain floors, PVC carpentry with climalit double glazing, white lacquered interior doors, exterior glass railings. The restaurant is currently in the last phase of finishing and the works are expected to end in April 2023, ready to open for the new season. It is rented without any furniture or machinery, which will be the responsibility of the tenant.
